This Boca Raton luxury home was a custom new construction home purchase by the current sellers, who are in the process of an executive relocation. They made an educated decision to purchase this large premium lakefront lot and have this home custom built after I showed them many resale luxury homes and new construction luxury homes. This gated community offers a home with the quality features associated with country clubs and high HOA luxury homes, with low HOA fees and no mandatory membership fees.

A Dozen Reasons the Holidays Are a Good Time to Sell Homes in Florida!

If you're considering selling your home in South Florida, now is a great time!

Find Out Your Home's ValueInventory is low and demand is high. Home values are the highest in years in Boca Raton, Delray Beach, Highland Beach, Boynton Beach, and many surrounding communities in Palm Beach County and Broward County.

I'm here to help! Contact me for a detailed market analysis and no-obligation consultation.

  1. The Snowbirds are here now! Many have arrived with plans to buy condos, townhomes, and single family homes! I'm always working with Buyers this time of year, maybe the right one for your home.
  2. People who look for a home during the Holidays are more serious buyers! (If you're a serious buyer, Contact Me! I'm here to help!)
  3. Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!
  4. Since the supply of listings will dramatically increase in January, there will be less demand for your particular home! Less demand means less money for you!
  5. Houses show better when decorated for the Holidays!
  6. Buyers are more emotional during the Holidays, so they are more likely to pay your price!
  7. Buyers have more time to look for a home during the Holidays than they do during a working week!
  8. Some people must buy before the end of the year for tax reasons!
  9. January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until Spring to buy, you must be on the market now to capture that market!
  10. You can still be on the market, but you have the option to restrict showings during the six or seven days during the Holidays!
  11. You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!
  12. By selling now, you may have an opportunity to be a non-contingent buyer during the Spring, when many more houses are on the market for less money! This will allow you to sell high and buy low!

Palm Beach County Foreclosures, Real Estate Market Update, and Foreclosure Listings

Foreclosures in Palm Beach County Up, Total Sales Up, Short Sales Down

Note: If you're searching for Palm Beach County listings for foreclosures and short sales, I've built some free MLS searches for you - See the links below and bookmark this page. Let me know if you'd like a custom search with updates.

As a dedicated full-time REALTOR® in Palm Beach County, I have ridden the economic wave with my clients. The good news is that the Palm Beach County real estate market is experiencing a strong recovery.  In 2015 through Q3 there were 26,085 total closed condo and home sales in Palm Beach County, up about 8% from 24,160 for the same period in 2014.

I read an article that cited a study stating that foreclosures are up year over year for the second consecutive quarter in Q3 2015. New Jersey had the highest foreclosure rate, and Florida got honorable mention as usual.

That got me wondering about the Palm Beach County real estate market statistics. I searched the MLS for foreclosures and short sales as a percent of total sales through the 3rd Quarter each year since 2000.

As I suspected, the last two years have seen the most foreclosures since 2000, both in relative and absolute terms.

Over 4,000 closed sales in both 2014 and 2015 were listed as REO ("Real Estate Owned" bank foreclosures), reflecting over 16.8% of the total sales through the third quarter of over 26,000 for 2015 and over 24,000 for 2014.

During that same period, short sales are down from 5.53% to 2.96% of total closed sales. Compare that to a peak of almost 21% of all closed sales, and nearly 0% during the first half of last decade.

Compare that to 2000, when closed foreclosures were 1.7%  of 18,500 total closed sales through the third quarter. The rate declined to less than 1% as the total sales increased with the rising market, with the rate of foreclosures increasing dramatically starting in 2007.

Watch this blog for more details. I plan to do more after year end.

If you or someone you know is considering selling short or buying a short sale or foreclosure, I'll be happy to share my experience with a no-obligation consultation. Feel free to call me directly at 561-573-1828 or contact me here. I'm always easy to reach by phone, text and email.

Empty Nest Out West?

Is Your Nest Feeling Empty?

Help for Empty Nesters,

or how to get from there to here.

These baby swans have flown the nest at Lake Windwood in Boca Raton, steps from our villa in East Boca.

We know the feeling. Our son has moved off to Gainesville to study at University of Florida, and our daughter is already well into her studies here at Florida Atlantic University in Boca Raton, no doubt to be flying the nest soon.

It came up on us quickly. All of a sudden, we were rambling around a big house in Boca Woods Country Club and asking ourselves if it was time for a change. We also wanted to reduce our collective family commute time between "West Boca" and "East Boca". During rush hour especially, those few miles seem like a long drive. (We are spoiled here in South Florida.)

We have chosen to live in a villa in Windwood, right next to FAU. If you would like to see my blog on Windwood, click here. We very much enjoy being minutes from the excellent beaches in Boca Raton, Mizner Park, Town Center Mall, Royal Palm Plaza, and the seemingly endless nearby opportunities for entertainment, dining, shopping and recreation.

We are also very close to I-95, Federal Highway, Glades Road, Military Trail and it seems easier to get to most of our destinations.

Don't get me wrong, we very much enjoyed our time "out West" while raising our family, but I think our migration pattern is eastward from here on. It was great living in West Boca, and we loved our last home on the golf course - see photos below. When our nest is yet smaller, maybe it will be time for an oceanfront condo on the beach or a condo with views of the Intracoastal Waterway. I like the idea of stepping out my door and having toes in the sand. Does that sound good to you?

If you're considering a change, now may be a good time. You may be surprised at your home's value. There is ample demand from growing families for homes in West Boca school zones in zipcodes 33498, 33496, and 33428, among others.

I welcome you to contact me for a no obligation consultation.

Is Now a Good Time to Sell Your Home in Florida?

Are You Considering Selling Your Home?

Now May be one of the best times in recent history.

If you're wondering whether you should sell now or wait, you might want to consider getting off the fence sooner rather than later.

As an experienced and active South Florida real estate agent in Boca Raton, I see aspects of the current real estate market daily and remember previous cycles of ups and downs.

Depending on your property type and location, there may be very little competition on the market, and prices are likely to be up considerably from just a few years ago. I am seeing price growth easing up lately, and more properties staying on the market longer when they are listed at overly ambitious prices.

Homes and condos in South Florida that are priced to the market and attractively listed are selling quickly. My listing inventory keeps selling out. If you are considering selling and would like a free market analysis with no obligation, I welcome you to contact me

In my experience, areas that are especially hot right now and selling well include:
  • Single family homes zoned for highly rated schools in Boca Raton, Wellington, Parkland, Jupiter and Boynton Beach.
  • Waterfront condos with great views of the ocean or Intracoastal Waterway. End or corner units and direct views are a plus.
  • Homes with high "walkability", near pedestrian areas like Atlantic Avenue in Downtown Delray Beach and Mizner Park in Boca Raton, or within an easy walk to the beach.
  • Single Family Homes, townhouses and condos that are updated and move-in ready.
  • Investment properties that can be rented right away or already have a good tenant.
  • Luxury homes in prestigious neighborhoods in Boca Raton, Delray Beach,Wellington and Parkland.
  • Homes in country club communities that do not require mandatory membership or have low membership fees. Higher end homes in mandatory equity country club communities are selling better than they have in years, if they are priced to the market, attractively presented, and made readily available for showings.
  • Homes in gated adult communities with amenities are in demand for Baby Boomers escaping the weather up north. Snowbirds are starting to look now for properties for this winter. Some are looking for seasonal homes prior to retirement, while others are planning Florida permanent residence. Advantages to staying one day over six months per year include no Florida state income tax and homestead property exemption.
Interest rates have risen slightly and are likely to continue to rise, so buyers may cool off. Higher mortgage loan interest rates mean higher payments and less buying power, which could also put downward pressure on prices.
