Is Now a Good Time to Sell Your Home in Florida?

Are You Considering Selling Your Home? 

Now May be one of the best times in recent history.

If you're wondering whether you should sell now or wait, you might want to consider getting off the fence sooner rather than later. 

As an experienced and active South Florida real estate agent in Boca Raton, I see aspects of the current real estate market daily and remember previous cycles of ups and downs. 

Depending on your property type and location, there may be very little competition on the market, and prices are likely to be up considerably from just a few years ago. I am seeing price growth easing up lately, and more properties staying on the market longer when they are listed at overly ambitious prices.

In my experience, areas that are especially hot right now and selling well include:
  • Single family homes zoned for highly rated schools in Boca Raton, Wellington, Parkland, Jupiter and Boynton Beach. 
  • Waterfront condos with great views of the ocean or Intracoastal Waterway. End or corner units and direct views are a plus. 
  • Homes with high "walkability", near pedestrian areas like Atlantic Avenue in Downtown Delray Beach and Mizner Park in Boca Raton, or within an easy walk to the beach. 
  • Single Family Homes, townhouses and condos that are updated and move-in ready.
  • Investment properties that can be rented right away or already have a good tenant. 
  • Luxury homes in prestigious neighborhoods in Boca Raton, Delray Beach,Wellington and Parkland. 
  • Homes in country club communities that do not require mandatory membership or have low membership fees. Higher end homes in mandatory equity country club communities are selling better than they have in years, if they are priced to the market, attractively presented, and made readily available for showings. 
  • Homes in gated adult communities with amenities are in demand for Baby Boomers escaping the weather up north. Snowbirds are starting to look now for properties for this winter. Some are looking for seasonal homes prior to retirement, while others are planning Florida permanent residence. Advantages to staying one day over six months per year include no Florida state income tax and homestead property exemption. 
Interest rates have risen slightly and are likely to continue to rise, so buyers may cool off. Higher mortgage loan interest rates mean higher payments and less buying power, which could also put downward pressure on prices.
