Empty Nest Out West?

Is Your Nest Feeling Empty?

Help for Empty Nesters,

or how to get from there to here.

These baby swans have flown the nest at Lake Windwood in Boca Raton, steps from our villa in East Boca.

We know the feeling. Our son has moved off to Gainesville to study at University of Florida, and our daughter is already well into her studies here at Florida Atlantic University in Boca Raton, no doubt to be flying the nest soon.

It came up on us quickly. All of a sudden, we were rambling around a big house in Boca Woods Country Club and asking ourselves if it was time for a change. We also wanted to reduce our collective family commute time between "West Boca" and "East Boca". During rush hour especially, those few miles seem like a long drive. (We are spoiled here in South Florida.)

We have chosen to live in a villa in Windwood, right next to FAU. If you would like to see my blog on Windwood, click here. We very much enjoy being minutes from the excellent beaches in Boca Raton, Mizner Park, Town Center Mall, Royal Palm Plaza, and the seemingly endless nearby opportunities for entertainment, dining, shopping and recreation.

We are also very close to I-95, Federal Highway, Glades Road, Military Trail and it seems easier to get to most of our destinations.

Don't get me wrong, we very much enjoyed our time "out West" while raising our family, but I think our migration pattern is eastward from here on. It was great living in West Boca, and we loved our last home on the golf course - see photos below. When our nest is yet smaller, maybe it will be time for an oceanfront condo on the beach or a condo with views of the Intracoastal Waterway. I like the idea of stepping out my door and having toes in the sand. Does that sound good to you?

If you're considering a change, now may be a good time. You may be surprised at your home's value. There is ample demand from growing families for homes in West Boca school zones in zipcodes 33498, 33496, and 33428, among others.

I welcome you to contact me for a no obligation consultation.

Is Now a Good Time to Sell Your Home in Florida?

Are You Considering Selling Your Home?

Now May be one of the best times in recent history.

If you're wondering whether you should sell now or wait, you might want to consider getting off the fence sooner rather than later.

As an experienced and active South Florida real estate agent in Boca Raton, I see aspects of the current real estate market daily and remember previous cycles of ups and downs.

Depending on your property type and location, there may be very little competition on the market, and prices are likely to be up considerably from just a few years ago. I am seeing price growth easing up lately, and more properties staying on the market longer when they are listed at overly ambitious prices.

Homes and condos in South Florida that are priced to the market and attractively listed are selling quickly. My listing inventory keeps selling out. If you are considering selling and would like a free market analysis with no obligation, I welcome you to contact me.

In my experience, areas that are especially hot right now and selling well include:
  • Single family homes zoned for highly rated schools in Boca Raton, Wellington, Parkland, Jupiter and Boynton Beach.
  • Waterfront condos with great views of the ocean or Intracoastal Waterway. End or corner units and direct views are a plus.
  • Homes with high "walkability", near pedestrian areas like Atlantic Avenue in Downtown Delray Beach and Mizner Park in Boca Raton, or within an easy walk to the beach.
  • Single Family Homes, townhouses and condos that are updated and move-in ready.
  • Investment properties that can be rented right away or already have a good tenant.
  • Luxury homes in prestigious neighborhoods in Boca Raton, Delray Beach,Wellington and Parkland.
  • Homes in country club communities that do not require mandatory membership or have low membership fees. Higher end homes in mandatory equity country club communities are selling better than they have in years, if they are priced to the market, attractively presented, and made readily available for showings.
  • Homes in gated adult communities with amenities are in demand for Baby Boomers escaping the weather up north. Snowbirds are starting to look now for properties for this winter. Some are looking for seasonal homes prior to retirement, while others are planning Florida permanent residence. Advantages to staying one day over six months per year include no Florida state income tax and homestead property exemption.
Interest rates have risen slightly and are likely to continue to rise, so buyers may cool off. Higher mortgage loan interest rates mean higher payments and less buying power, which could also put downward pressure on prices.

      South Florida Waterfront Property

There is an abundant variety of waterfront property for sale in South Florida. Lucky for me, I’m a top real estate agent in Boca Raton. I sell Atlantic Oceanfront condos and beach homes, and waterfront homes and condos on the Intracoastal Waterway, from luxury homes to seasonal condos.

Whether you're seeking a second home, vacation home, seasonal home, or year 'round homestead, there are ample options…. quaint homes on deep water ocean access canals, townhomes with docks, single family homes, condos and townhomes in communities with marinas and boat docks, high rises with endless views, and luxury homes on point lots with deep water frontage adequate for one or more yachts with no fixed bridges to the ocean. Some condos even have both Intracoastal views and ocean views.
Some of the most popular Florida coastal communities for homes by the water include Boca Raton and Delray Beach, with Highland Beach nestled between the two. To the north, Ocean Ridge, Malanapan, and Palm Beach offer many great options. There are also some great spots to the south, including Deerfield Beach, Hillsboro Beach, and Pompano Beach. If you’re relocating to South Florida and would like to learn more about the area from a longtime resident Realtor, it will be my pleasure to help, and I welcome you to contact me directly.

In terms of walkability and pedestrian opportunities, several waterfront communities have a lot to offer. There are always people out on the street browsing shops, sitting outside at cafes and restaurants, or enjoying the many events and fairs in Downtown Delray Beach and Mizner Park in Boca Raton.

View New Property Listings Find Out Your Home's Value

There are waterfront condos, townhomes and single family homes in Delray Beach and Boca Raton that are an easy walk to nightlife on Atlantic Avenue in Delray, or Mizner Park and Royal Palm in Boca. The only place to eat and drink in Highland Beach is the Delray Sands (formerly the Highland Beach Holiday Inn), which draws a great clientele, and both Atlantic Avenue in Downtown Delray and all the shops and restaurants in Boca Raton are only a few minutes away by car or boat. I’m happy to help you focus your search for listings on waterfront properties that most closely match your preferences.

There are also homes and condos near great pedestrian spots in Palm Beach, Deerfield Beach by the pier and boardwalk, Pompano Beach by Atlantic Blvd.

If you would appreciate professional advice and assistance from a top real estate agent with buying or selling your property, I’m here to help. Contact me for a no-obligation consultation, home value analysis or MLS listings searches and listing updates. I’m easy to reach by phone, text and email.

Long Unobstructed Direct Ocean View from Beachfront Condo looking North to Hillsboro Inlet
In terms of home prices, single family beach homes for sale and homes for sale with dock on the Intracoastal run well into 7 and 8 figures, depending on location, lot size, square footage, condition of the property and level of upgrades. Prices for townhomes, condos, and single family hom
es on canals or with marinas near or in the community start at around $300K and go into the 7 figures.

Prices for oceanfront condos for sale with direct ocean view begin around $300K, with variations depending on the building, upgrades, square footage, and location within the building. Corner unit beachfront condos for sale with long beach views are always in demand and sell quickly. Condos with both ocean views and Intracoastal views are also very popular, often having at least two balconies or a walkaround balcony. Some buyers prefer Intracoastal views, as the night views are much more lively. Some must have the sound of the surf.
This Beachfront Condo offers stunning direct views of the Boca Inlet and the Atlantic Ocean.
You can search the listings from the links above, or through the link below. Feel free to contact me if you would like a custom search. I'm also happy to help if you would like a detailed market analysis of your property's value. I love to show and sell waterfront property!
