Boca Raton Real Estate Market Update

Overall, it's been a pretty strong year for the real estate market in Boca Raton: 

• Home sales in Boca Raton were up over 6%  for the month of November, but down 3% for the year to date. (That's the number of homes sold, 270 for November and 3,966 for the year through November.)
• Home prices in Boca Raton were up both for the month of November and for the year to date, with gains in the median sale price of 22.7% and 11.6% respectively. 
• Inventory levels were 7.4% lower year over year for the month of November. 

Boca Raton home values and sales have held firmer than the average for the Palm Beach County real estate market, which I'll cover in a separate post.

We moved to Boca Raton for a few reasons: to be close to my grandparents who were living in Delray Beach, to be close to my aunt and uncle in Boynton Beach, and most importantly, for the highly rated Boca Raton Schools.

Our children have done very well in  the public schools in Boca Raton. We moved a couple of times and some of the school boundaries shifted while the kids were attending, so we have experience with several of the schools. Looking for a home with a golf course view in one of the best Florida country club communities? This is a great time to buy. It's high season and the weather in South Florida is fantastic! With the onset of brutal winter weather up north, many people are considering buying a home in Florida. 

Because of the mild tropical climate and the opportunity to enjoy Florida weather year 'round, there are numerous golf courses in Boca Raton, Delray Beach, and surrounding communities, most with homes on the golf course.

There are always numerous available golf course homes for sale in Boca Raton and golf course homes for sale in Delray Beach. The recent recession has made for some very attractive values in country clubs with mandatory membership requirements. While they are considerably less common than a few years ago, there are also opportunities to purchase distressed properties in country club communities. You can view listings for foreclosures and short sale listings in country club communities here. 

Country club membership fees vary among Florida golf courses, from a few thousand dollars for limited membership to the low six figures in initial equity fees and initiation fees in a premiere luxury country club community such as Homes for Sale in St. Andrews Country Club. Additional prestigious South Florida golf club communities with luxury homes include Woodfield Country Club, Mizner Country Club, Polo Club, Boca Grove, and Boca West.

There are retirement golf communities like Boca Delray Golf and Country Club that charge by the play or have memberships at minimal cost that make golf and tennis very affordable. Some homes in Indian Spring Country Club and Aberdeen Golf and Country Club in Boynton Beach do not require membership, and there are different levels of social membership, tennis membership, and golf membership that meet many budgets.
